In Hayward's Central City corridor, ground-floor commercial carries stacked flats above. The landscape works at two levels: the streetscape that serves the shops and the sidewalk life below, and the shared open space above the shops — the outdoor rooms the residents will actually live in.

On a dense urban site, open space is not leftover space. I asked every planted area to earn its place — shade, gathering, green outlook from the units — within the structure's limits and the corridor's public face.

The landscape design is complete; I carried it through the city's review and its rounds of revisions, and construction hasn't yet begun. When it does, this page grows with it; the built photography comes when there's something built to photograph.
